Elastomeric roof coatings are one of the most common and widely-used options for protecting commercial-grade roofs against leaks and other weather elements. Their elastic properties allow them to stretch and contract depending on temperature conditions, without cracking or becoming brittle.

This makes roof elastomeric coating an excellent option for commercial roofs, particularly those in areas which see wide fluctuations in temperature between day and night, or between seasons.

Versatility

While there are specialty coatings designed for only particular roof types, in general the most common -and cost-effective- elastomeric coating options can be applied to a wide variety of roof types.  Don't buy into a specialty coating unless it's truly necessary.

Simple Application

Most roof elastomeric coating types can be applied through spraying or brushing, which cuts down on the time and effort needed for application. As with specialty products, beware of coatings that require more effort unless you have special needs.

Match the Elasticity and Tensile Strength to Your Needs

Different formulations of elastomeric coatings will be suitable for different environments, with varying levels of elasticity and tensile strength. Be certain the type you choose is rated for common temperatures and precipitation levels\types in your area.

Minimize Water Absorption and Permeability

While 100% water impermeability is rare, the amount of water passed through or absorbed by an elastomeric coating should be as low as possible. If necessary, consider adding additional coatings to ensure an absolute maximum of water is repelled by the roof.

Consider Tear/Pull Resistance

Is your roof going to see a lot of foot traffic?  Do you have high winds, or are in an area where there's a higher-than-average chance of flying debris hitting the roof?  If so, be sure to look for elastomeric coatings with high resistance to tearing, otherwise they could be damaged quickly.
